Yes, foreigners can buy property in Abu Dhabi. Since the emirate opened designated investment zones to international buyers, overseas investors and UAE residents of any nationality have been able to own homes outright in many of its most sought-after communities. Here is what you need to know.
Freehold vs leasehold: what’s the difference?
- Freehold means you own the property and the land it stands on (or your share of it in an apartment building), with no time limit. You can sell, rent or pass it on.
- Leasehold means you hold the right to use the property for a fixed period, often up to 99 years, after which it returns to the landowner.
Most new off-plan launches for international buyers in Abu Dhabi are sold on a freehold basis inside investment zones, but always confirm the ownership type for each project before booking.
Where can foreigners buy in Abu Dhabi?
Foreign buyers can purchase in Abu Dhabi’s designated investment zones. Popular freehold areas include:
| Area | Known for |
|---|---|
| Yas Island | Leisure, theme parks, golf, family villas and apartments |
| Saadiyat Island | Beaches, museums, luxury and branded residences |
| Al Reem Island | City living near ADGM, strong rental demand |
| Hudayriyat Island | Sports, beaches and waterfront communities |
| Fahid Island | New wellness-focused island between Yas and Saadiyat |
| Ramhan Island | Natural island with beachfront villas |
| Al Raha Beach, Masdar City, Al Ghadeer | Waterfront living, sustainable communities and value villas |
The list of eligible areas can change, so check that your chosen project is open to your nationality.
Do I need to live in the UAE to buy?
No. Non-residents can buy off-plan property in Abu Dhabi. Many developers hold separate launch days or sales events for overseas buyers, and bookings can often be completed with a passport copy. Owning property does not by itself give you residency, but larger purchases can support a visa application (see below).
The buying process for foreigners
- Choose a project in a freehold area and confirm eligibility.
- Reserve a unit with a booking amount (usually 5–10%).
- Sign the Sale and Purchase Agreement (SPA).
- Register the sale with the Abu Dhabi authorities (a registration fee applies, currently listed at 2% for most projects).
- Pay instalments into the project’s escrow account.
- Pay the balance at handover and receive your title deed.

Can foreigners get a mortgage in Abu Dhabi?
Yes. UAE banks lend to both residents and some non-residents, though terms differ. Banks usually lend a lower share of the value to non-residents and on off-plan properties, and most buyers use a mortgage for the handover payment rather than during construction.
Does buying property give me a visa?
Property ownership can support a UAE residence visa. Purchases of AED 2 million or more can support an application for the 10-year Golden Visa, subject to the current rules. See our Golden Visa guide.
