Marsa Al Saadiyat is the final district of the Saadiyat Island masterplan, unveiled by Aldar in July 2026 with a gross development value of AED 100 billion. It spans 6.4 million sqm, with 8 km of coastline, 5.6 km of beaches, a 1 km waterfront promenade and Abu Dhabi’s largest marina.
The first residential launch is 351 standalone villas in two gated communities: Talay (167 villas, from AED 13.5M) and Talay Beach (184 villas). Sales open in stages: 23 September 2026 for priority brokers, 24 September for non-resident buyers and 25 September for the public, at the Marsa Al Saadiyat Experience Centre and Aldar’s Dubai sales office. Future phases are planned to include mansions, waterfront apartments and branded residences.
